A once notorious motel in Madison undergoes a transformation, now serving as a community-centric housing initiative.
Madison, WI - Once a hub of safety concerns and police calls, a run-down motel at 4757 Hayes Road has been resurrected into a vibrant community space: Sandburg Studios, an affordable housing development geared towards safety, dignity, and community input.
This East Side property, formerly known as the Super 8, hadn't exactly won neighborhood affection. "Neighbors felt like their voices were never heard," shared Alder Sabrina Madison, voicing their complaints.
Enter Cody Wiseman, the visionary developer who took on the challenge to reinvent the property and rebuild trust in the community. "With a bit of elbow grease and a lot of hard work," Wiseman shares, "we transformed a 35-year-old motel with good bones into Sandburg Studios."
But the revamp wasn't just about a facelift. Wiseman made it a priority to engage with local residents, holding numerous meetings to bridge the gap between the property and the community. "People wanted to be heard," he acknowledged, "and that's exactly what I aimed to do."
Neighborhood suggestions, such as a dog park, coworking spaces, and secure bike storage, were woven into the development's blueprints. Enhanced safety measures, including better lighting, monitored entry points, and a strong on-site presence by management, were added to foster a secure atmosphere where residents could feel at ease.
Wiseman and his team aren't just landlords - they're neighbors, too. Regular visits to the development and collaborating with the Madison Police Department ensure sustained focus on the community's well-being. "The neighbors see that we listened to them, and that their input shaped this development," Alder Madison beamed.
Tenants of Sandburg Studios now range from young professionals to new parents, all in search of a fresh start in more than just another apartment building. "We want to create a community," explained Wiseman, envisioning a thriving neighborhood filled with strollers, dogs, and active residents.
By repurposing the existing structure instead of starting fresh, the developers saved costs, maintaining relatively low rents. Apartments start at around $995, with larger units reaching over $1,800, depending on size and furnishings. Sandburg Studios is not subsidized housing, but Wiseman coins it as "naturally affordable" - a balancing act between cost effectiveness and quality living in a city where housing costs continue to soar.
Wiseman hopes Sandburg Studios serves as a blueprint for future projects, inspiring redevelopment of underused properties across Madison. After all, this project isn't just about transforming an eyesore into a gem; it's about building trust, fostering community, and shattering the status quo to create a brighter future for East Side residents.
