John Pardey's latest architectural masterpiece, a single-storey L-shaped house in Leamington Spa, is a testament to innovative and sustainable residential design. Situated on a flood plain by the River Leam and within a regulated conservation area, the house elegantly addresses complex challenges while maintaining a harmonious blend with its Regency style neighborhood.

The house, enclosed by a quarter-of-an-acre site and a walled garden, is strategically elevated on brick piers to protect it from flooding. The mono-pitched roof, with its off-white timber stain, shelters outdoor areas like a swimming pool and garden, designed by landscape architect Nick Dexter. The outdoor spaces feature a combination of wildflower and productive garden planting, reflecting a strong connection to nature and sustainable landscaping.

Inside, the interior design is carefully planned to ensure the house feels flooded with light, yet remains discreet and in sync with its surroundings. The house has three bedrooms, with two distinct wings linked by an entrance lobby. A steel staircase, with provision for a future hydraulic lift, leads to the main living and sleeping areas.

The outdoor pool and kitchen area are a nod to one of the homeowners who spent their childhood in Brisbane. The south-facing garden is centered on this new outdoor space, creating a lush, contemporary look.

The house's power needs are met by air source heat pumps, which also power the pool area, ensuring energy efficiency. The design of the house, built for a private client in collaboration with the owners and Pardey's team, is a challenging project that exemplifies a sensitive yet innovative approach to sustainable residential architecture in a flood-prone, heritage-sensitive setting.
