In the bustling district of Pankow, a long-awaited urban development project is set to breathe new life into a central location that has remained vacant since the demolition of the Kaufhalle on Breite Straße in 2012.

The new urban quarter, slated to rise on the former Kaufhalle site, will be located near Bleichroder Park and will offer quality of stay. The development plan, known as 3-35 "Breite Straße", has been signed, marking a significant milestone in the project's progress.

The project aims to animate the new square with a diverse mix of gastronomic offerings, creating a meeting point for the neighbourhood. Plans for the area include a mixed-use development with apartments, small-scale commercial units, and a city square.

Discussions with future tenants can now be intensified, according to Fritjof Nagel, head of real estate development at ANH Hausbesitz, the investor planning to develop the new residential quarters on Breite Straße in Pankow.

The district mayor, Cornelius Bechtler, has expressed excitement about the development, which has been a long-time coming. Public participation in the development plan display is scheduled to start this year, offering residents a chance to contribute to the project's development.

The area was previously home to the "Alter Krug" inn, which was demolished during GDR times, followed by the Kaufhalle that closed in 2007. An aerial view of Schlustraße, providing a reference for the location, is available and sourced from CARTO and OpenStreetMap.

The project's plans include integrating the quarter into the existing urban life from the start, with a diverse mix of local gastronomy. However, specific details about the local gastronomy offerings are not yet available.

The start of construction is not yet fixed and will depend on further planning and participation steps. The upcoming public participation could make further progress in the project, bringing this vibrant residential location at the heart of the district one step closer to reality.
